LOCATION – NATIONAL FOREST ABUTMENT, AREA ATTRACTIONS & URBAN CENTERS

Other key reasons for purchasing the homestead parcel include abutment to the Santa Fe National Forest and proximity to a wealth of outdoor recreational attractions in the region, from Morphy Lake State Park just a couple of miles east of the property to the Pecos Wilderness only four miles hiking distance to the west. Taos, Angel Fire, Santa Fe, Las Vegas and other urban centers were also ideally located within an hour or two driving distance. Having Mora county offices within walking and cycling distance was also important. I have family members living in Mora and I have a U.S. Post Office box there.  Having county offices nearby makes it convenient for conducting transactions with them, like payment of annual property taxes.

Additionally, this is a prime location for harvesting sunlight for conversion to electricity using photovoltaic generating technology to provide ample power for living entirely off grid. Having done so for more than seventeen years, living full time at Los Veranos and operating a business in the home/studio during twelve of those years further demonstrates the value of this natural asset.

FIREWOOD

Five (5) cords of firewood burned in the fire which is conservatively valued at approximately $1,250.00. The property protection crew apparently deemed it safe to leave it where it had been stacked, but it also ignited and burned entirely. When it burned, it also severely damaged a Tahoe SUV parked nearby.

1997 4X4 TAHOE SUV

 

My 1997 4x4 2-Door Chevrolet Tahoe was also damaged by the fire. I had intended to refurbish this SUV and brand it to my business identity for use transporting custom-built furniture manufactured using my private forestland timber resources at Los Veranos to customers. It would have been ideal for this purpose.

DEBRIS REMOVAL

 

The New Mexico Department of Environment has agreed to do debris removal at the homestead site, and they have completed the hazardous debris removal phase. ​No word yet on when/if they will finish removing all debris, including the concrete slab which was structurally damaged by the heat of the fire and contaminated by melted/incinerated toxic materials (from electronics, etc.). Full compensation for debris removal will be required if the NMDE charges me for the service or if I must hire a contractor to complete site cleanup.

PROPERTY TAX

The Hermit’s Peak Fire burned my property and thousands of acres surrounding it to ruin only four months into 2022 during the first week of May. Mora County Assessor billed me full amount of the annual property tax which included a portion for full-time residential assets to the amount of $517.68 which has been paid before the December 10, 2022 due date. Because the property has been destroyed and is now worthless, compensation for this unreasonable property tax bill is required.

 

And since this Hermit’s Peak Fire destruction leaves the property in a useless state entirely unsafe for human habitation, compensation to pay future property taxes charged by Mora County Assessor is required until the property is once again useful and safe for people to live on.

 COMPENSATION IS REQUIRED FOR EXCESSIVE COUNTY PROPERTY TAX PAID

FUTURE FLOOD INSURANCE

If I am forced to rebuild my homestead on my fire-ruined property or if I am provided replacement property within downstream range of any portion of the Hermit’s Peak/Calf Canyon Fire burn scars located at any point along the upstream drainage, I will have to purchase flood insurance to cover the property for future flood incidents which cannot be predicted, such coverage spanning decades into the future.

COMPENSATION IS REQUIRED FOR FLOOD INSURANCE DECADES INTO FUTURE

IRREPLACEABLE SENTIMENTAL ITEMS

 

Five personal photo albums spanning more than forty (40) years, six family photo albums spanning 1968 through 1986, and thousands of 35mm photo negatives were lost in the fire. Some kind of compensation beyond mere cost of film and processing must be provided for these lost, entirely irreplaceable items.

Irreplaceable Musical Instruments, Art pieces, and gifts of sentimental value lost in the fire:

  • Rare Larrivée L19 Concert Guitar (a gift from my parents, no longer being made)

  • Rare Lowden Cedar 12 String Guitar (created in Ireland, no longer being made)

  • Rare Copeland Brass D Whistle (created by Michael Copeland, no longer being made)

  • Rare music books and printed sheet music dating from 1970s through 1990s

  • More than 70 hours raw footage of the Harley & Annabelle documentary

  • One-of-a-kind, large antique, handmade pewter/copper/brass art tray depicting polymath Omar Khayyam and angelic figures with glass-covered walnut table frame purchased in Tehran, Iran

  • Fluted, handblown art glass bowl purchased in Utah

  • Six Hand-carved Zuni Pueblo Fetishes

  • Six Handmade native flutes purchased in Texas, New Mexico, Utah and Arizona, an irreplaceable collection spanning forty years

  • Full set of handblown champagne flutes received as a wedding gift

  • Full set of antique ruby glass serving dishes (plates, goblets, bowls, snifters, and large serving bowls received as a gift from a friend
